❋ Development Approvals & Permitting
We manage the full permitting process from initial filing through agency approval, coordinating across DOB, FDNY, and other city agencies as needed. Our services include DOB new building and alteration filings, code and zoning reviews, change of use and egress approvals, interior renovations, FDNY permits and Place of Assembly applications, permit issuance and renewals, builders pavement plans, after-hours variances, curb cuts, Letters of No Objection, and Certificate of Occupancy services.
❋ Zoning, Code & Feasibility Review
We provide comprehensive code and zoning guidance to help identify challenges early in the design and development process. Our team performs property research, zoning compliance assessments, and feasibility reviews while working with project teams to develop solutions that align with NYC regulations and project goals.
❋ Sign-Offs & Certificate of Occupancy
We coordinate inspections, agency reviews, and closeout requirements needed to bring projects to completion. We assist with Temporary Certificates of Occupancy (TCOs), TCO renewals, final Certificates of Occupancy, and the resolution of outstanding items required for project sign-off.
❋ Violations & Compliance
We coordinate approvals and filings across NYC agencies including DOT, FDNY, LPC, OER, MTA, DOF, and other municipal departments. Our services include infrastructure approvals, vault management, revocable consents, roadway and sidewalk permits, bus stop and bike lane approvals, FDNY fire safety filings, landmark applications, environmental clearances, MTA submissions, tax lot adjustments, condo subdivision filings, and compliance documentation.
